What 9345 Paragon Way is likely worth today
A read on current value and estimated equity for Rena, built from active resales in Red Run Villas and the surrounding Esplanade/Paragon pocket over the last five months, not an automated valuation model.
The best comp is almost a twin

Same subdivision, same builder-era (2010 vs. Rena's 2010), same above-grade square footage the county has on file for her unit (1,430 vs. 1,420), and the same layout quirk: front door and garage sit on the entry level, with living space stacked above. This is the closest thing to an apples-to-apples resale we have, and it sold thirty days on market at full ask.
The other six Red Run Villas / Esplanade Court resales since April ranged from $375,000 to $430,000. The wide spread in price-per-square-foot below isn't noise, it's a sign that the county and MLS don't count square footage the same way from unit to unit in this complex (see "What we don't know yet"). Price and layout, not raw $/sqft, are the more reliable signal here.

We don't have her exact interest rate, so this is modeled across the range of typical 30-year rates from that month (roughly 3.75% to 4.5%), 13 years and 3 months into the term.

This is equity before typical selling costs (commissions, transfer/recordation taxes, title fees) and before payoff, which usually run in the 7–9% range of sale price in Maryland. Happy to model exact net proceeds once we have real numbers instead of estimates.

The square footage on file is probably wrongBaltimore County lists this as a "2 story" home at 1,420 sqft above grade, but a 2010 Red Run Villas townhome like this typically has three finished levels above the garage entry, plus a garage that's counted oddly as "below grade." That classification quirk is likely also behind the wide $/sqft spread in the comps above — it's not that some homes are worth less per foot, it's that the foot count isn't consistent from unit to unit.
